The Count's Hamlet (#1816)
An entire stone Village fully restored retaining original features in charming grounds with thousands of roses, lavender, rosemary bushes and outdoor areas just minutes from the famous Tuscan town of Cortona.
In close proximity to the most fascinating towns of central Italy, renowned for their artistic beauty, such as Florence, Arezzo, Siena and Perugia and situated in the picturesque valley below Cortona, the oldest Etruscan settlement, is this stylishly restored hamlet. The property comprises 8 fully self contained apartments, a Hotel with 12 deluxe, elegant and comfortable rooms, a restaurant, wine tasting Enoteca, large swimming pool, private church and Reception Hall.
The restoration of all the buildings has been carried out with the uttermost respect for the original architectural features. Traditional building materials have been cleverly reused thus combining the atmosphere of a typical agricultural settlement with state-of-the-art facilities suited to the needs of our times.
The Hamlet dating back to the early 19th century comprises a manor surrounded by a group of smaller farmhouses where the products of the land, such as oil, grapes, and wheat were collected and processed. It is set in 35,000 sqm of beautifully maintained gardens and lawns featuring no fewer than 2,500 rose bushes along with lavender, rosemary, other scented plants and fruit trees.
Comments in the large Guest Book at Reception are overwhelmingly enthusiastic particularly in regard to the friendly staff and high standard of the facilities.
The Apartments
Ulivo (sleeps 4 - 6)
Situated on the ground floor with entrance off the stone patio into the large dining & living rooms featuring also a stone fireplace. A full kitchen is located beside the dining area and the apartment has 2 bedrooms each with a bathroom with shower. One is a double, the other can be made up as a second double alternatively as a twin bedroom. The apartment is light and airy boasting traditional features but with plenty of modern comforts.
Casa di Seta (sleeps 4 - 6)
Beautifully furnished & spacious on two levels. Entrance to a flight of stone stairs leading to the first floor that hosts a large dining/living room, a full kitchen, bathroom plus a double room with en suite bathroom. The lounge looks up to the mezzanine that features an area with additional comfortable furnishings. Also on the upper floor is a second bedroom complete with en suite that may be made up as a second double or as twin beds.
The sofa/divan on the first floor transforms into a double bed and thus the apartment may very comfortably accommodate another 2 guests.
Casa di Uva (sleeps 6 - 8)
A spacious & luxurious home away from home on 2 levels. Entrance onto the Mezzanine upper lounge with stairs leading down to the large dining room on the ground floor that features French doors leading out to the charming private paved patio & garden. Adjacent is a huge lounge plus a fully equipped separate kitchen and a third bathroom.
A second flight of stone stairs lead back up to the first floor which in addition to the mezzanine features a double bedroom with en suite and a second double plus twin bedroom with a shared bathroom also with shower.
The Hotel ****
Our elegant and charming hotel has twelve wide double rooms equipped with private bathroom with bathtub and shower, mini bar, satellite TV, hairdryer, air-conditioning, safe, telephone and ADSL. There 3 types of rooms:
Comfort rooms: the smallest type, with double bed and bathroom with shower or bathtub.
Superior rooms: larger than the Comfort, with bathroom with shower and bathtub and nice view of the garden
Deluxe rooms: the largest, with bathroom with shower and bathtub and panoramic view of the garden.

Restaurant & Wine tasting
Designed to meet the different needs of our guests, the Hamlet offers two different premises for those who wish to sample & enjoy the local specialties, be it an elegant and refined dinner to celebrate a special occasion or a light meal in a homely and cosy environment - the food selection of both premises boasts recipes that are colourful and tasty, prepared according to the local cooking traditions yet seasoned with a touch of originality.
According to the season, you will have the chance to sample the different flavours of the land, complimented by a selection of wines from our cellar. If you wish to discover the secrets of our most traditional recipes, we can also organize cookery courses on request.
The main Restaurant is open 6 days a week for both Lunch & Dinner, closed Tuesdays. Wine tastings accompanied by samples of local specialties can be arranged to be served at any time in the more casual eatery.
Weddings
A warm, lively, and unique light spreads throughout a landscape of gentle green hills.
An historical settlement surrounded by a huge park full of flowers. A private chapel, on a magical site, that will be all yours on the most beautiful day of your life. Our small church is located in the centre of the Hamlet. The wide frescoed vaults of the nave testify the most relevant moments in the life of the community
A variety of Catering services are available and Receptions may be celebrated in the delightful grounds or in the cooler months in the Limonaia Reception room that features stain glass windows.
